How to Stage Your Backyard to Sell

The house’s interior often takes the center stage when sprucing up to sell, but your house’s exterior gives the first impression when potential buyers arrive. A well-appointed backyard can seal the agreement, whether the prospects are on the fence. Call off the excavators and set a total backyard makeover on hold. Simple staging techniques showcase your backyard’s finest features so prospective buyers can imagine themselves enjoying the breeze with a drink in hand.

Move litter from the backyard. Put away scattered toys and lawn tools. Get rid of yard decorations and other items that are worn out or otherwise look unattractive. Remove yard decorations that only appeal to some buyers, like decorative flags and garden statues. A potential buyer might not love the pink flamingos as much as you do.

Polish up the landscaping in the backyard. Trim overgrown bushes and tree branches. Marijuana gardens, landscaped areas and around patios and fences.

Clean and repair structures in the backyard, like fences, patios and raised planting beds. A power washer works well to eliminate accumulation of dirt and grime.

Arrange the yard to set up areas for various uses. As an example, you might install benches or a hammock in a rear corner to get a quiet seating area. Leave an open place at the center of the backyard to demonstrate prospective buyers there’s room for playing or entertaining.

Establish a small outdoor dining table to the patio to create an entertainment and eating area. Arrange other patio furniture to leave enough room to walk around. If the patio is cluttered with a poor traffic flow, remove a few of the furniture.

Plant colorful blooms either at planting beds or in decorative pots. The splashes of color dress up the backyard and make it look appealing to prospective buyers.
