San Diego is the most Southern city along the California coastline, situated along the coast of the Pacific Ocean and bordered to the South by Mexico. The county of San Diego encompasses approximately 4,225 square miles and is bordered to the North by Camp Pendleton and Orange County and to the East by the Anza-Borrego desert and El Centro. The geography of San Diego is extremely diverse, ranging from sun-drenched beaches to snow covered mountain ranges. Perhaps one of the most alluring qualities of San Diego is the year-round outstanding weather (generally between 58 and 87 degrees) and the diversity of outdoor environments all within a short drive from the city. The county of San Diego currently has 48 main townships outside the city limits and numerous sub-neighborhoods. San Diego County has a population of over 2,510,000 per 2000 U.S. Census statistics. The "City" of San Diego is well known throughout the country as one of the most picturesque. The city of San Diego has approximately 34 townships and numerous sub-neighborhoods within these geographically distinct neighborhoods and is the 6th most populous city in the US, with a population of over 1,300,000 per 2000 U.S. Census statistics. The city of San Diego is approximately 319.5 square miles.

Downtown San Diego/San Diego Harbor

Downtown San Diego/San Diego Harbor has been undergoing dramatic changes over the last several years with over 25 new residential projects under construction or completed since the year 2000. This is in addition to the already flourishing urban residential district. The new downtown ballpark and Convention Center addition promises to bring many new homeowners and tourists into the downtown area. Middletown/Hillcrest/Banker's Hill

This is one of the most diverse and unique neighborhoods of San Diego. Comprised of primarily condominium and townhouse living and surrounded by communities of detached homes, I see a transition between the true city dweller and those looking for a "neighborhood" environment close to the city. The main attraction of this area is the convenience of entertainment, shopping, dining, fitness facilities and just about anything within walking distance of your home.

Mission Hills

Mission Hills has continued over the years as one of the finest and most established neighborhoods in close proximity to the downtown area. Nestled in the hills and mesas adjacent to Presidio Park above San Diego's Old Town District, one is captivated by the beauty of this neighborhood, each home with its own unique and luxurious style. Everything from the California Bungaloo, to the Spanish Casita, to the multi-level Contemporary home, Mission Hills has it all! There is truly a feeling of elegance! The history of San Diego's elite is evident in many of these homes.





North Park/South Park/Golden Hill


Balboa Park Aviary

As their name describes, these communities border the North-Eastern and South-Eastern edges of Balboa Park. Homes in these areas have undergone a great deal of change in the last ten years, as those seeking to live close to the city yet find affordably median priced homes have found these communities more agreeable compared to the home values in such areas as Mission Hills and Point Loma. The homes here are typically of early to mid-1900's construction.

University Heights/Normal Heights/Kensington/Talmadge


Stretching from the North West edge of Uptown towards the East, these communities are situated along the mesa at the top of the canyon along Mission Valley. Each of these neighborhoods has a diversity of people and environment all its own. The sister communities of Kensington and Talmadge are situated along canyons and mesas making the residential areas secluded and private. The homes in this area reflect the grandeur and uniqueness of the early to mid 1900's. Many of these homes have been restored completely to their original or enhanced beauty.




San Diego Central and North Coastal Community Information


Point Loma/Ocean Beach/ Loma Portal


Point Loma/Ocean Beach/ Loma Portal are located on the Western end of San Diego harbor and is a peninsula with San Diego Harbor to the East and the Pacific Ocean to the West. The lifestyle here is one of ease and elegance. Many of the homes reflect the diversity of construction in the early 1900's mixed with the many homes of new or contemporary years. Many of the residents of Point Loma enjoy either captivating views of the city skyline or ocean views to the North West. Coronado Island


Hotel Del Coronado

Not really an island, but attached by a long beach strip-the silver strand, Coronado is the home of the Navel Amphibious Base, but also to some of the most grand and prestigious homes of San Diego. The hotel Del Coronado is one of the most cherished historical landmarks of the city and has become a recognizable example for San Diego architecture of the early years. Coronado is reached from the city by the Coronado Bay Bridge crossing over the San Diego Harbor.





Mission Beach/Pacific Beach/Bay Park

Mission Beach/Pacific Beach/Bay Park are true "beach communities". From the extremely popular boardwalk and beaches to the vast activities of Mission Bay Park these communities are active all year long. There is never a dull moment for the "active" lifestyle. La Jolla

One of the most affluent communities of California and the U.S. is located about 15 minutes to the North in the coastal region of the city in one of the most captivatingly beautiful ocean view communities of California. La Jolla, meaning "the Jewel" in Spanish, is appropriate given the value of land and property and the exquisite beauty of the area. You will find some of the most beautiful homes and mansions among natural habitats and breath taking scenery. La Jolla has much to offer in cultural events, fine restaurants, art galleries, and financial institutions. To the North of La Jolla lies the University of California, Scripps Institute of Oceanography, and the Stephen Birch Aquarium/Museum. La Jolla/Torrey Pines/Carmel Valley areas are home to many of the biotech and software companies.





Del Mar


Situated directly to the North Coast above the La Jolla/Torrey Pines region, Del Mar means "By the Sea" and in fact is well known by its gorgeous views of the Pacific Ocean. Homes in this area are also grand and luxurious, taking full advantage of these incredible views! It is home to the well-known Del Mar Fair Grounds where you find the Southern California Expo and Horseracing activities throughout the year.

When you are involved in the process of buying a home, it is safe to assume that you will probably find one that you like, make an offer, and purchase it. There are many steps along the way, and more and more buyers in the market today want guarantees. Inspections by structural engineers and environmental specialists often turn up something wrong with the property you want to buy. Many sales have been halted or delayed because asbestos, lead, or radon was found on the property.

If a problem has been found with the property you want to buy, ask yourself two questions:
1) Can the problem be fixed?
2) If so, what will it cost to repair it?

Some of the following problems could keep you from purchasing a property, if:
1) the house rests on a fault line;
2) the water supply is contaminated;
3) there is a severe crack in the foundation;
4) the house is located under electro-magnetic power lines;
5) the house is contaminated with radon gas.

Enlist your real estate agent's help in identifying the existence of any of these problems prior to buying property.
